  • Choose the right estate agent for the property and the area.
    The wrong choice can lead to missing out on potential buyers and nothing but frustration for you, and a property that just won’t sell.
  • Know the right price to put the property on the market,
    Too high and it could lose you potential buyers and a sale, too low and you won’t be maximising it’s value at such a critical time.
  • Make sure that the Estate Agent does what they promised to market and sell the property.
    You need to monitor their performance – are they proactively trying to sell your property? You need to make sure that the advertising, the marketing and the shear effort and commitment needed to sell a property is delivered as promised.
  • Make sure that the property is currently and correctly insured – especially when it becomes vacant.
    If someone goes into care, leaving an empty property behind them, you will need to check the adequacy of the insurance arrangements. The property may not even be insured after 30 days – because of the normal exclusions under a standard household insurance policy. However, special vacant property insurance can be arranged if you know who to ask.
  • Care for a vacant property.
    The property may be empty but if you are trying to attract a buyer, it still needs to be checked regularly, have the garden maintained, have the heating systems drained and the locks changed.
  • Appoint solicitors and making sure they don’t delay the sale.
    Do you know who to appoint? Can you rely on them to deliver? People often experience many delays and frustrations because of choosing the wrong solicitor.
  • Decide which offer to proceed with.
    You need to decide which is the best offer. It could be that the highest offer is less likely to proceed because of the circumstances of the buyer – the next highest just might be the best – as it’s proceedable. How do you know? How to decide? And, when you have decided, there’s the potential for problems and issues to arise with the other buyers in the chain, if there is one. Can you bring any influence to bear on those issues? Can you help “manage” those in the chain to make sure that your purchaser can buy the property?
  • Arrange quotes for any remedial / repair work – that may be a condition of a mortgage offer.
    Yes, just when you thought you were there! A buyer found, an offer accepted and then along comes the mortgage company! More hassle, more organisation, more people involved and more danger of loosing the sale – if the work is not organised and carried out properly.
  • Arrange for house clearance with a reputable firm.
    We all know that there are rogues out there and that it’s not just about “clearing” a house. It’s about appointing people who will deal with such matters in a thoughtful and caring manner. It’s also about you not risking loosing those treasured family possessions.

We also pay the estate agent and standard solicitors fees out of our management fee. We can even arrange for advance funding, so that money is released monthly to pay for residential care.

What does it cost?

For a managed sale, there is an arrangement fee of £299, and a management fee of 2.25% plus VAT of the sale price achieved – no sale, no fee.
